A 90-key boutique resort inside Tulum Country Club in Mexico's Riviera Maya, designed by dna Barcelona Architects. It combines luxury hospitality with a Golf Performance Studio (Trackman, 3D biomechanics, putting lab, club fitting), a Himalayas-style putting green, and a full wellness and longevity center. It's the flagship and global prototype for a new category: the Luxury Golf Performance Resort.
Founders receive a targeted 8% annual preferred return paid from hotel operations, plus participation in operating income and a share of proceeds when the asset is sold. The base-case business plan projects operating income covering the preferred return 1.58x to 1.84x each year, and targets a sale in November 2034.
The land sits in a Mexican administration trust with Banca Mifel, a regulated financial institution, as trustee. US capital is channeled through HIS Capital Group's Fund V, administered by AVESTOR, with mirrored reporting to the Mexican rights holders. Founders hold fiduciary rights participating in operating income, asset appreciation, and long-term equity.
The full $36.65M budget is funded with Founder equity. No construction loan means no lender ahead of you in line and no forced sale if the market gets choppy. The sponsor also holds its stake with zero capital contribution, meaning they only get paid if the project performs for Founders.
The project commissioned a 169-page market feasibility study from Horwath HTL, one of the world's leading hospitality consultancies, which concluded the Riviera Maya market can support the hotel. Tulum Country Club itself spans roughly 300 hectares with beach access, 24-hour security, and a PGA-endorsed course named Best Golf Course in Mexico in 2024 and 2025. A signed letter of intent is in place with an international luxury hotel operator to run the property.
